What a solid commercial flooring proposal should spell out
Most flooring change orders come from things nobody priced. Our proposals call these out up front:
- Materials & quantities — product, color, roll or carton counts and waste factor
- Slab moisture & pH — testing assumptions and what happens if readings exceed manufacturer limits
- Floor prep — patching, leveling, grinding and old adhesive removal
- Adhesive system — per the flooring manufacturer’s installation requirements
- Base & transitions — wall base, reducers and transitions between flooring types
- Tear-out & disposal, phasing, after-hours work and attic stock

Commercial flooring FAQ
Do you bid flooring packages for general contractors?
Yes — commercial flooring packages for general contractors and builders are a core focus. Send plans, the finish schedule and any Division 09 flooring spec sections with your bid date, and we’ll return a proposal with clear inclusions and exclusions.
What do you need to price a commercial flooring job?
At minimum: the project address, flooring types and approximate square footage. For an accurate number, include the floor plan or finish plan, finish schedule, spec sections (for example 09 65 00 Resilient Flooring, 09 68 00 Carpeting, 09 30 00 Tiling), the bid due date, and any phasing or occupied-space requirements.
Can you work in occupied buildings or after hours?
Tell us your constraints in the form. Phased installation, furniture coordination and off-hours work can be planned and priced into the proposal when a project needs them.
How do you handle slab moisture and floor prep for glue-down flooring?
Glue-down carpet, carpet tile and LVT depend on the slab being within the flooring and adhesive manufacturers’ moisture and pH limits. We flag testing (such as in-situ relative humidity testing per ASTM F2170), patching, leveling and old-adhesive removal in the proposal so prep isn’t a surprise later.
What kinds of commercial spaces do you bid?
Offices, medical and professional suites, multifamily corridors and amenity spaces, retail, hospitality, churches and community buildings, and similar commercial interiors in Sarasota and Manatee counties.
Do you also handle residential flooring?
Yes. Homeowners can visit our residential flooring page or choose Residential on the estimate form.
Have a carpet package out to bid?
Direct glue-down broadloom and carpet tile are a core focus.
